Stucco remediation

A great deal of the stucco applied in New Jersey through the nineties and two-thousands went on as a barrier system — straight onto sheathing with no drainage plane behind it and no way for absorbed moisture to escape. In a wet climate the result is predictable: the sheathing and framing behind stay damp, rot sets in around windows and at the base of walls, and the first visible sign is often cracking or staining long after the damage is done. The stucco looks fine from the street while the wall behind it is failing.

Remediation is a strip, not a repair. The stucco comes off, the sheathing is moisture tested and replaced where it has gone, rotten framing is cut out and sistered, and the wall is rebuilt over a properly detailed assembly: a drainage plane, correct flashing at every opening with sill pans and head flashing, weep screed at the base, and either new stucco over a drainage mat or a different cladding entirely. Patching a crack on a barrier-system wall treats the symptom and leaves the mechanism in place.

How do I know if my stucco needs remediation or just a repair?

Moisture testing tells you, and it is worth doing before anybody quotes. Probe readings around windows, at the base of walls and at penetrations show whether water is sitting in the sheathing. Cracking alone is not diagnostic — stucco cracks for benign reasons too — and elevated readings behind sound-looking stucco are extremely common on barrier-system walls.

Can stucco be repaired in sections rather than the whole house?

Sometimes, where the problem is genuinely localised around one detail and testing shows the rest of the wall is dry. Where the whole wall was built as a barrier system, section repairs postpone the work rather than doing it, and the next failure usually appears beside the patch.
