Fascia does not rot on its own. Something above it has been delivering water to it, usually for years.

In detail

Soffit, fascia & trim

The fascia carries the gutter, and the gutter is almost always the reason the fascia failed — overflowing in heavy rain because it is undersized or blocked, backing up behind an ice dam, or hung without a drip edge so water tracks behind the board instead of into the trough. Replacing the rotten length and rehanging the same gutter on it simply restarts the clock. We look at why it went before we quote what to put back, and that frequently means a drip edge, a gutter apron or resizing the trough.

The soffit is doing a job most people do not realise: it is the intake half of the roof ventilation. Vented soffit panels blocked by insulation, or solid soffit on a house with a ridge vent, mean the roof is exhausting air it is pulling out of the living space rather than from the eaves. When we open a soffit up we check for that and fit baffles where the insulation has been pushed into the vent path. Exterior trim, corner boards and window casings go back in a material chosen for exposure rather than for what was there before.

What this covers

  • Diagnosis of the gutter or flashing failure that caused the rot
  • Drip edge and gutter apron so water cannot track behind the board
  • Soffit intake ventilation checked and baffles fitted where blocked
  • Trim and corner boards in a material chosen for the exposure

Questions

Asked most aboutsoffit, fascia & trim

Why does my fascia board keep rotting?

Because something above it is wetting it repeatedly. The usual suspects are a gutter that overflows in heavy rain, a missing drip edge so roof water runs behind the gutter and down the board, or an ice dam backing water up at the eaves. Replacing the board without finding which one it is guarantees a repeat.

Should soffits be vented?

If the roof has a ridge vent or any high exhaust, yes — otherwise the exhaust draws its make-up air from inside the house rather than the eaves. We check intake area against exhaust when we open a soffit, and fit baffles where insulation has been pushed over the vent path, which is extremely common.
