In detail

Plumbing throughout

Supply is replaced from the main through to every fixture. In older New Jersey housing stock that usually means removing galvanised steel, which corrodes from the inside and narrows until pressure drops — and which is often the real reason a shower goes cold when someone runs a tap elsewhere. Waste and vent lines are replaced and, more importantly, re-vented properly: undersized and improperly vented stacks are extremely common in houses that have been altered piecemeal, and they are what makes drains gurgle and traps siphon.

The routing is planned around the new layout rather than inherited from the old one. Moving a kitchen sink or relocating a bathroom is far cheaper while the floors are open than at any other time, so the plumbing plan is drawn from the finished layout backwards. Shutoffs go where they can actually be reached, and everything is pressure tested and inspected before insulation closes the walls.

Questions

Asked most aboutplumbing throughout

How do I know if my house still has galvanised supply pipe?

It is dull grey, magnetic, and threaded at the joints rather than soldered or crimped. The symptom is falling pressure — particularly hot water pressure — that gets worse over years as the internal bore narrows with corrosion. During a gut it comes out as a matter of course; there is no case for keeping it once the walls are open.

Can bathrooms be moved to a different part of the house?

Usually, and a gut renovation is the only affordable moment to do it. What decides the cost is the waste line: moving a drain means opening the floor and re-venting the stack, which is straightforward with joists exposed and expensive once they are not. We establish what is possible while the layout is still on paper.
