Heating and cooling are sized from a load calculation for this house as it will actually be built and insulated — orientation, glazing area, envelope performance, room by room. Oversized equipment short-cycles, dehumidifies badly and costs more both to buy and to run; undersized equipment never catches up. Electrical is laid out from the lighting plan rather than improvised at rough-in, and plumbing is run to suit where the kitchen and bathrooms are actually going.
Then the part you see. Insulation and air sealing, drywall, then millwork, stairs, doors and trim, the kitchen and bathrooms, flooring and paint, in a sequence run by your project lead. At the end the mechanical systems are commissioned and balanced rather than simply switched on, and we walk the house with you to hand over how it works — filters, shutoffs, zones, and what to expect through its first heating season.

What is a load calculation, and why does it matter?
It is a room-by-room calculation of how much heating and cooling the house genuinely needs, based on its envelope, orientation and glazing rather than on floor area. It matters because equipment chosen by rule of thumb is usually oversized, and oversized equipment short-cycles, dehumidifies poorly and costs more to buy and to run.
What happens at handover?
The mechanical systems are commissioned and balanced, the final inspections are closed and the certificate of occupancy issued, and we walk the house with you — where the shutoffs are, how the zones work, what needs a filter and when, and what to expect through the first heating season. Then the punch list is closed.
