Frame & envelope

Floor systems are engineered and sized to the span rather than to habit, walls are framed to the drawings with openings set for units already on order, and the roof structure goes up to the engineered design. We inspect our own framing before the township does, because a failed framing inspection costs a week and every fix is easier before the trades arrive behind it.

The envelope is where a new house is won or lost on comfort and running cost. Sheathing, a water-resistive barrier lapped and taped, flashing integrated at every opening and penetration, and an air barrier that is genuinely continuous — carried across the rim joist, sealed at the top plate and taken up into the roof assembly rather than stopped wherever it became inconvenient. Air leakage is the difference between a house that holds temperature and one that fights for it.

What does a continuous air barrier actually mean?

It means the layer that stops air moving through the assembly is unbroken from foundation to roof — carried across the rim joist, sealed at the top plate, continued into the roof, and taped at every seam and penetration. Barriers fail at junctions rather than in the middle of a wall, which is why continuity matters more than which product is used.

How long does framing take on a new house?

A few weeks for the structure on a typical house, weather permitting, and then the sequence pauses for inspection before anything closes up. What varies far more than the framing itself is window lead time — the units have to be on site before the envelope can be completed.
