Architecture & construction set
Design runs in stages so decisions close in a sensible order. Schematic layouts first — how the house sits on the lot, how the rooms relate, where the light comes from — then elevations and the exterior language, then a full construction set: dimensioned plans, sections, details, window and door schedules, electrical and lighting layouts, and structural engineering stamped by our engineer.
Because we build what we draw, the set is drawn to be built rather than to be admired. Details we know cause arguments on site are resolved on the page instead. Specifications and allowances are priced as they are drawn, so the budget moves with the design rather than arriving as a shock after it, and you can see what a choice costs while it is still a line on a drawing.

Can I bring my own architect?
You can, and we work alongside outside architects regularly. What you give up is the single point of accountability — when drawings and build come from one firm, a detail that does not work is ours to solve rather than a discussion between two companies. Where you already have a design you love, we will build it and tell you plainly which details we would change and why.
How many design revisions are included?
Enough to get it right. We work in stages and close each one before moving on, because revising a schematic is cheap and revising a construction set is not. What we will not do is leave a design open indefinitely while lead times slip — at some point the drawing has to be signed off so ordering can start.
