The first questions are all outside the house. Where do the downspouts discharge? Does the finished grade fall away from the wall on every elevation, or has landscaping over the years built it up towards the house? Are the gutters sized and clear? A downspout emptying next to the foundation delivers thousands of gallons a year straight into the backfill, and no interior system fixes a problem that is being created outdoors. That work is also, by a wide margin, the cheapest thing we can do.
Only once the exterior is right do we specify interior work, and only what the building actually needs — that might be a perimeter drain to a sump where the water table is genuinely high, or it might be nothing at all beyond a sensible vapour strategy. The wall assembly matters as much as the drainage: concrete gives off moisture continuously, so the build-up has to let the wall dry rather than trapping damp against it behind an impermeable layer, which is how a well-intentioned basement grows mould inside its own framing.

How do I know if my basement is dry enough to finish?
Look for efflorescence on the walls, staining at the base of the block or poured wall, rust at the foot of steel columns, and a musty smell that returns after rain. Those indicate past water even when the floor is dry today. Where we are not confident, we would rather monitor the space through a wet stretch — a spring thaw or a sustained autumn rain — than frame over an open question.
Do I need an interior French drain and a sump pump?
Sometimes, and often not. Where the water table genuinely rises above the slab, interior drainage to a sump is the right answer. Where the problem is a downspout discharging at the wall or grade falling towards the house, an interior system treats the symptom at considerable expense while the cause carries on. We establish which situation you are in before quoting either.
