Gutters & drainage

A roof sheds an enormous volume of water in a New Jersey storm, and all of it has to be collected and taken somewhere deliberate. Gutters have to be sized and pitched for the actual roof area draining into them — undersized gutters overshoot in heavy rain, which is precisely when it matters. Leaders have to be positioned so runs are not excessive, and every joint has to be sealed to work rather than merely fitted.

What happens after the leader is the part that gets ignored and causes the damage. A downspout discharging a few feet from the wall is putting thousands of gallons a year directly against the foundation, where it saturates the backfill and finds any crack or cold joint. Extensions, buried leaders carried to daylight, or a dry well sized for the roof area all solve it. So does grading that falls away from the house rather than towards it, which is worth checking before anybody proposes an interior drainage system.

Can gutters really cause a wet basement?

Routinely. A downspout discharging next to the wall delivers thousands of gallons a year straight into the backfill, which is looser and more permeable than undisturbed soil, so the water sits against the foundation and finds any crack or cold joint. Fixing the discharge and the grade is much cheaper than any interior system and should always be tried first.

How far from the house should a downspout discharge?

Far enough that the water is beyond the backfill and running away downhill — several feet at minimum, and further where the ground is flat or falls back towards the house. Where that is not achievable at the surface, the leader is buried and carried to daylight or into a dry well sized for the roof area feeding it.
